100% Compliance with Building Permits

A building permit is required to show compliance with sanitary, safety and welfare concerns. The City of Miami Beach requires you obtain a building permit for all remodeling, repairs, alterations, or reconstruction. A permit ensures you that the work is being done properly and with the appropriate materials.

For example, you must obtain a permit in the following situations:
General maintenance and repairs exceeding $500 in labor and materials (including tile, wood flooring and marble).
Any electrical work, including installation of ceiling fans.
Replacement of an air conditioner unit.
Changing a toilet or a sink fixture.

Risks of Remodeling without a Permit: If a permit is needed and you fail to get one, the City may discover this at some time in the future and getting a permit retroactively can frequently be significantly more expensive and much more problematic than having obtained the permit before work commenced. If work is not done in accordance with city procedures or if the inspector is unable to determine if the work has been done properly, the homeowner could be required to open walls, tear up floors, so that the inspection may take place.
